Located in the Rosedale Park historic district, 9710 and 9730 W Outer Dr were purchased by the Grandmont Rosedale Development Corporation to expand affordable housing opportunities in a neighborhood with few multi-family rental options. InToto Studio led the A/E team from programming and schematic design through construction documentation and administration. The design includes a reprogrammed garden level which creates additional housing units, new mechanical and electrical systems, and new kitchens tucked into the existing compact unit layouts. Historic considerations played an important role in both the exterior and interior design, where character-defining features like coved ceilings and arched openings were preserved as part of the redesign, making the project eligible for Historic Tax Credits. Once completed, the project will provide 33 affordable units to the Grandmont Rosedale neighborhood.
